We provide the full range of RICS Home Surveys for homebuyers:

Level 1

Best suited to newer or modern properties in good condition, providing an overview of the property and highlighting significant visible issues.

Level 2

Suitable for conventional properties in reasonable condition, identifying defects and risks and helping you prioritise concerns.

Level 3

Recommended for older, altered, extended or non traditional properties, or where major works are planned, providing a detailed assessment and clear advice on repairs and future maintenance.

Walkthrough Surveys (with the client)

For clients working to tight timescales or who prefer an inspection with the surveyor present, we offer walkthrough surveys with immediate on‑site guidance and the opportunity to ask questions in real time. This service is particularly suited to situations where time pressures do not allow for a full written report. It is an advisory service only and does not include a formal written RICS Home Survey report.

James conducted a Level 3 survey for us on a purchase of a listed property in Belfast. The report took a little over a week to complete and share back with us. James called to provide the headline observations the day of the survey, and we had a video call to discuss the full report when it was ready. The report itself was incredibly comprehensive and helped us to understand all of the defects and remedial works required.

We were living abroad at the time, we asked James to coordinate some follow up inspections at the property, as recommended by his report. Despite this being outside of James’s normal scope of services, James kindly coordinated these on our behalf for a very reasonable fee. This included sourcing, logistics and summary report.

James came very promptly and did a thorough inspection. He found some issues which should be remedied and reassured us that there were no major faults in the structure of the house.
